Home Mortgage Document Checklist

This checklist is designed to give you an early overview of the documents you may need to gather and have available to complete your online home loan application accurately. Because this list is comprehensive, some items may not apply to your situation.

After your online application is completed and reviewed by your Home Loan Consultant, you will receive a secure request for the specific documents needed for processing, underwriting review, and approval. The request will include step-by-step instructions for securely uploading your documents through the online application portal.

Note: Please do not send documents directly to your Home Loan Consultant.

Money and Account Documents

  Your most recent two months of checking and savings account statements, including every page, even blank pages
  Your most recent two months of retirement and/or investment account statements, if applicable

Credit-Related Documents

  If applicable, complete bankruptcy and discharge documents
  If applicable, proof that any judgments or liens have been satisfied
  If applicable, explanation of any recent credit inquiries

Income and Employment Documents

  If You Are Paid by Salary or Hourly Wages
  Your last 30 days of paystubs, including your two most recent paystubs, plus
  W-2s wage and tax statement for the last two year
  If You Were Unemployed or have Gaps in Employment
  A short-written explanation for any employment gap longer than 30 days during the most recent two years
  If You Are Self-Employed
  Sole proprietor: your most recent two years of signed federal tax returns, including all schedules and forms, plus a signed year-to-date profit and loss statement
  Partnership or S-Corporation: your most recent two years of signed personal and business federal tax returns, including all schedules, forms, W-2s, 1099s, K-1s, plus a signed year-to-date profit and loss statement
  Corporation: your most recent two years of signed personal and business federal tax returns, including all schedules, W-2s, and 1099s, plus a signed year-to-date profit and loss statement
  If You Receive Other Types of Income
  Social Security, pension, and/or retirement income: your award letter or 1099-R/SSA-1099, and your most recent two months of bank statements showing deposits
  Rental income: your most recent two years of signed federal tax returns, including all schedules and forms. If you have not filed tax returns since buying the rental property, please send the fully signed lease agreement
  Court-ordered income: your court order or court-approved agreement showing the income is expected to continue for the next three years, plus recent bank statements showing deposits
  Investment interest or dividend income: your most recent two years of signed federal tax returns, including all schedules and forms, and the most recent statement for the account producing the income

Personal Documents, If Applicable

  If applicable, copy of divorce decree
  If applicable, copy of child support order or agreement
  If applicable, certified copy of power of attorney from county records

Property Documents

  If You Own Real Estate
  Current mortgage statements including property addresses for all real estate owned properties
  Your homeowner’s insurance information, including your agent’s name and phone number
  Homeowner’s association (HOA) information, including the HOA phone number, if applicable
  If taxes and insurance are not included in your mortgage payment, please provide HOA, insurance, and property tax information
  If the property is owned free and clear, please provide: Proof that the property is owned free and clear and HOA, property tax, and insurance information
  Purchase Transactions: Your fully signed purchase contract, signed by all parties

Construction to Permanent One Time Close (OTC)

  Land/Property Control and Building Permits Approved
  Finalized Architectural Plans and Specifications 1
  Contractor Selected and Fully Executed Construction Contract 2
  Construction Budget / Cost Breakdown 3
  1. For the LHL OTC loans, Homeowner structural plans need to be designed to meet the Insurance Institute for Business & Home Safety (IBHS) Wildfire Prepared Home Plus standards
  2. Contractor will be reviewed and approved by LHL to confirm licensing, insurance, financial capacity and experience. This will be done as a preliminary step in the loan application process
  3. For the LHL OTC loans the project and budget will be reviewed for feasibility and to ensure alignment between requested loan amount and as-complete value of the home
